A skyscraper in Midtown sold for $8MM last year. The firm that bought it at auction was as shocked as anyone else they now own a skyscraper in Midtown Manhattan.

Heh, yeah I mean neither do I :) I just did a quick google search and saw that the average cost to build a new skyscraper in Manhattan right now is anywhere between $300m and $1b! NYC real estate is pricey. Some of the most expensive in the world.

But who is Jack West (the listing agent)? There are a few real estate agents in Marvel, including Susan Harris. Why did they create a one-off character instead of using an actual Marvel character? My guess would be they didn’t want to pay royalties.

I think this building in particular feels a little dull, compared with all the other retro aesthetics we have seen on the trailers. Could have gone with a more jetson style building.

Yep. Some of Marvel fans' biggest critiques have been due to the decisions placed on Marvel Studios by Disney.
All of the Disney+ content demands, including the quantity and release dates (therefore the decrease in quality) came from Disney. This included making that content essential viewing for following the MCU, which made homework for casual viewers, which is the majority.
Viewers only need to miss one or two releases of a franchise to feel disengaged. It doesn't matter if it was important, they just need to know they missed it. So when someone gets told that the new big bad of the MCU, and the Ant-Man film they're considering going to see, was actually introduced in a Loki series they didn't watch, they're gonna feel like they fell behind in a big way.
So, when they find out that the new 2025 Captain America film is actually a sequel to a 4-year old series that they were told wasn't that good, they'll feel like they stopped being a fan years ago.
Throw in the comfort that all of these films will be released on Disney+ immediately after the theatrical run and they've lost any urgency to go to the cinema. Why spend additional hard-earned cash on a film that will be included in their subscription? They can say they'll get around to it, to watch the releases in order, but now there's hours worth of Hawkeye, Loki and wait, who's Echo?
The perceived turnaround has been since those demands on Marvel have been lifted. But even if every film since is flawless, there is/was previously produced Disney+ content to be released and they have to work against the extreme tide of casual fans under the belief that they're dozens of hours of content behind before they can watch a new Marvel film.

Feige did an amazing job bootstrapping the comics medium over to film. Sustaining that kind of success is a different beast than bootstrapping it. You can celebrate his amazing success in one area and still acknowledge how badly the mcu has fallen off and how much opportunity there is for someone else to take the reigns.
Being overworked doesn't lead to the kind of aimlessness and c-tier quality heros and storytelling we've gotten btw.
Someone else like? There is no other candidate. And the reason for quality falling off was Disney's mandate of multiple projects a year - that's why he's no longer doing shows and only doing 3 movies a year
Disney ramped up the product production- they didn't ask him to put out a bunch of c-list heroes that had limited comic book appeal or controversial runs and split fans down the middle. It was a bold move and it didn't pay off.
There were few other options. And if you're talking about the Thunderbolts* then that was a great movie with little known characters. Guardians were Z-list nobodies earlier

Yeah. Comic book nerds. People who are already aware of the movie and probably already have opinions on whether or not we are gonna see it.
For a lot of brands & companies, especially in the entertainment industry, staying on top of mind is super important.
Zillow is the most popular real estate website in the US, and small features like these help users remember the Fantastic Four. This feature by itself won't accomplish much but when it's working together with the dozens of other touchpoints Marvel is using, it will increase the chances that a person will buy into the hype and go watch the movie. I agree it's probably not the most effective method, but it's really just a very small part of their campaign that helps them reach as many people as possible.

It's not though, odd stuff like this would be part of "all out" marketing. They're making odd reaches and going "yea that's worth throwing thousands at"

Well it obviously reaches a lot of people if they market and hype the Zillow listing (and 1 minute video released with it of the realtor showing us around). But obviously this was paid for by Zillow, and F4/Marvel probably made a profit on creating this little marketing campaign… so both Zillow gets their name attached to a major film and it’s fanbase, and F4 gets some promo for practically free and maybe some extra cash. The way product placement usually works.
The marketing for Thunderbolts was fairly solid, though I think between lack of audience engagement and the last second New Avengers marketing thing worked against it.
The marketing seems kind of low IMO. I am going to be curious to find out what the marketing budget was with the phone.
Seems like Marvel comes back on marketing unless it's a sure thing.
