I've been on the selling and buying side of a few ten+ million pound contract deals, not in football but it's the closest I've got and they're so unbelievably complex.

The lawyer will always highlight the risk, it's what they are paid for. And they know people are going to call for their head if things go bad 1 year into the contract.
That said, lawyers should not have final say on any deal. Let them give their advice and have people who actually run the business take the final call.

What’s the difference between “+5+10” and normal add ons?
Essentially:
Normal add-ons that are one lump sum don't include multiple different clauses to triggering them.
The "+5+10" bit is like this:
+5 - add-ons that are easy to trigger. Something like total number of apperances needed to trigger that clause.
+10 - harder add-ons. Needing something like scoring a certain amount of goals, winning trophies or something like that to trigger them
